How to Use a Mortgage Calculator
- Enter the home price and your down payment, in dollars or as a percentage.
- Type your interest rate and loan term, or tap a term shortcut.

- Review the monthly total, the chart, and the amortization schedule.
- Try an extra monthly payment to see how much interest you could save.
Realistic Example
Home price $400,000 with $80,000 down leaves a $320,000 loan. At 6.50% over 30 years, principal and interest come to about $2,023 per month. Adding an example $4,800 yearly property tax ($400) and $1,800 yearly insurance ($150) brings the total to roughly $2,573 per month, before PMI or HOA. This is an illustrative example. Actual mortgage rates, taxes, insurance, PMI and fees vary.
